When does an on-site septic system need be inspected ?
1. Within two years of selling the property. See Title 5, 310 CMR 15.301(1)
2. When there is a proposed change in use or expansion of the facility which requires a building or occupancy permit. Such as when the use of the facility is changed (e.g., from residential to commercial) or when a facility is expanded (e.g., when a bedroom is added, the square footage of an office building is expanded, or seats are added to a restaurant). In Duxbury any addition over 50 square feet and inground swimming pools require Title 5 Inspections. See Title 5, 310 CMR 15.301(5)
3. Every year for shared systems; See Title 5, 310 CMR 15.301(7)
4. When the property is divided or ownership of two or more properties is combined; See Title 5, 310 CMR 15.301(8)
5. When DEP or the local Board of Health orders an inspection. See Title 5, 310 CMR 15.301(9)
